Spanning roughly 18 acres of vineyards, the Gandona Estate in St. Helena combines a hilltop residence, a fully operational winery, and an established wine label in one dramatic setting.

At the heart of the property is a roughly 5,000-square-foot home with four bedrooms and sweeping views of the valley and surrounding mountains. A guesthouse and separate cottage provide additional accommodations, while the winery includes a 3,500-square-foot production facility, an 8,000-square-foot cave system, and permits for up to 20,000 gallons of annual production. The property is listed for $40 million with Engel & Völkers St. Helena Napa Valley.

Founded in 2006, Gandona has built a loyal following for its limited-production Cabernet Sauvignon and Cabernet Franc. The wines are shaped by Pritchard Hill’s volcanic soils and high-elevation vineyards, yielding the rich, structured reds that have made Pritchard Hill a favorite among oenophiles.

One of the property’s biggest draws is that much of the hard work has already been done. The winery is fully operational, with permits allowing for as many as 4,444 visitors annually and up to 13 marketing events each year. The cave system provides space for barrel storage and aging, while the winery and crush facilities support production on site.

There’s also room to grow. Engineering and permitting work for a future expansion has already been completed, creating the potential for roughly five additional acres of vineyard plantings, subject to approvals. Winery and vineyard equipment, along with existing wine inventory, may be included in the sale, allowing a buyer to step into an established operation rather than build one from the ground up.
