In the American West, access to a private ski resort has become one of the more elusive status markers in high-end real estate. Memberships are limited, tightly controlled, and rarely come to market. At many of the most established clubs, the only way in is to own property, and even then, opportunities can be scarce.
Fortunately, more homes have just popped up for sale at Powder Haven, the exclusive residential enclave in Utah backed by Netflix cofounder Reed Hastings, who acquired the resort in 2023 and has since been reshaping it into a hybrid public-private ski destination.
Sales for the next phase open May 1, introducing 42 homes in total, including 34 homesites and eight developer-built chalets. Each home functions as a membership. Without real estate, there is no access. The first phase of 39 homesites sold out within months, and there has been no inventory since.

The bulk of the release centers on a newly named neighborhood, Prado. The lots range from approximately one to 4.5 acres, the largest currently offered within the community. Set among aspen groves and oriented toward views of Pineview Reservoir and the Great Salt Lake, Prado is also the first neighborhood shaped entirely by the current development team, which determined lot placement, building envelopes, and view corridors.
“This is probably some of the most beautiful land that we have,” said Brandi Hammon, chief revenue officer at Powder Haven. “You go out there and it’s pretty magical. It gives you chills.”

The lots were laid out to preserve spacing and sightlines, maintaining a sense of separation between homes. “You still feel like you’re in the mountains,” Hammon said. “You don’t feel like you’re right next door to someone.”
While the lots have been carefully planned, the homes themselves are fully custom. Buyers work with their own architects to design residences, with construction handled by approved builders and subject to architectural review. Homes typically start around 3,500 to 4,500 square feet and can expand significantly on larger parcels, with some designs reaching up to about 20,000 square feet. Homesites are expected to range from about $3 million to $6.2 million, averaging around $4.2 million.

Buyers can begin designing as soon as they select a lot, with closings expected between June and August. Infrastructure work will follow, with construction potentially starting as early as this fall, though many homes will likely break ground next spring. Initial move-ins are anticipated by the 2028 ski season.
“There’s just a much higher level of confidence now,” Hammon said. “People are coming out with their architects, picking multiple lots, and getting ready to design right away. They want to be in as fast as possible.”

They are offered in three- and five-bedroom layouts.

For buyers seeking a fully realized option, the eight developer-built chalets at Shelter Hill are offered in two configurations, roughly 3,600 and 5,400 square feet, with three to five bedrooms. Priced between $8 million and $12 million, they are designed as turnkey residences, with layouts, finishes, and interiors already planned. Furnishings can be included, though they remain optional.
The release also coincides with a broader expansion of the resort’s private ski infrastructure. Two new chairlifts are planned for the 2026 to 2027 season, bringing the total number of private lifts to six and increasing exclusive terrain to about 3,300 acres. The expansion puts Powder Haven on par with more established private ski destinations, while allowing homes in this phase to be fully ski-in, ski-out. Plans also call for Arclodge, a 73,000-square-foot clubhouse expected to open in 2028, which will serve as the community’s central hub for dining, wellness, and social programming.
