A Sustainable Greek Villa Lists for $8 Million on Antiparos

This Greek villa has some serious aura.

Perched along the Aegean Sea on the island of Antiparos, the minimalist estate sits on just over an acre. The eight-bedroom residence—known as Aura—spans about 6,300 square feet and includes a range of indoor and outdoor amenities, with easy flow between indoor and outdoor living areas.

Beyond relaxation and rejuvenation, the home was designed by ISV Architects with sustainability as a core focus. It’s a zero-carbon build that incorporates solar panels, underfloor heating and cooling, and high-performance insulation for regulating both temperature and sound. These features contribute to its A+ energy rating, and it is expected to achieve an “excellent” BREEAM International certification, which would make it the only residential building in Greece to hold that distinction.

Eligible for both Greece’s golden visa and non-domicile programs, Aura pairs clean lines with generous space for friends and family to gather en masse. Twenty-foot windows anchor one end of the expansive living room, while the other opens onto one of two outdoor dining areas. The kitchen is centered around a large island that doubles as a dining table, comfortably seating eight.

All eight bedrooms have en suite bathrooms, with many opening onto patios overlooking the Aegean. There’s also a service bedroom for staff, along with two additional guest bathrooms across the property. Other perks include a wine cellar and a fitness center with a sauna.

The home extends onto an expansive loggia with plenty of space for lounging and dining beside the heated infinity pool. Just below, built-in seating wraps around a fire pit. Additional highlights include a children’s play area, a small vineyard, vegetable and melon gardens, and a four-car garage.

The $8 million listing is held by Despina Laou at Greece Sotheby’s International Realty.
