A Los Angeles Megamansion Lists for $400 Million


It’s been over a decade since The One, originally touted as “the largest and most expensive urban property in the world,” made headlines when developer Nile Niami said he planned to introduce it to the market with a $500 million price tag. The Bel Air mansion wound up listed several years later for a much lower $295 million and ultimately sold at a 2022 bankruptcy auction to Fashion Nova founder and CEO Richard Saghian for $141 million—well below the record $238 million Citadel CEO and founder Ken Griffin splashed out in 2019 for a New York City penthouse.

A new kid on the Bel Air block armed with a staggering $400 million sticker price is now aiming to become the most expensive home ever sold in the U.S., per The Wall Street Journal, eclipsing a 75-acre ranch in Aspen owned by California billionaires Stewart and Lynda Resnick asking $300 million and a waterfront home in Miami recently listed for $237 million.

Perched on a flat eight-acre promontory overlooking the Bel-Air Country Club, downtown Los Angeles, and the Pacific Ocean beyond, the Mediterranean Revival megamansion was completed in 2018. Crafted by designer and architect Peter Marino in collaboration with Peter McCoy of McCoy Construction, the entire spread offers a total of 39 bedrooms and 50 full bathrooms, plus another nine powder rooms, across an astonishing 70,000 square feet.

Anchoring the property is the roughly 50,000-square-foot primary residence featuring numerous living rooms, dining areas, and lounges. Two kitchens, one commercial and the other for family, are supported by eight service and butler pantries. Other luxuries include a movie theater, a full spa with separate facilities for men and women, an indoor pool, a hammam, cold and hot plunges, dedicated massage suites, a gym, a Pilates studio, and a beauty salon. A separate guesthouse of about 30,000 square feet has its own kitchen and outdoor pool, along with a gym.

A pool house and changing facilities accompany the mosaic-tiled pool, which is flanked by tiered water features and a red “Balloon Dog” sculpture by Jeff Koons. Elsewhere, the manicured grounds include a tennis court with a viewing area and an alfresco dining pavilion equipped with a pizza oven. Additional amenities are extensive, with a subterranean garage, safe rooms, three elevators, and a full suite of back-of-house spaces, including laundry rooms, art storage, and even an X-ray room. A separate gatehouse is dedicated to security and operations.

According to WSJ, the palatial property took about 10 years to complete, at a cost of more than $350 million. It is currently owned by an entity linked to Qatar’s ruling Al-Thani family, which paid $35 million for the site in 2010.

The listing for the estate, which comes with property taxes topping $1.4 million a year, is held by Jack Harris and Michael Fahimian of The Beverly Hills Estates.
