A restored 1930s Spanish-style home in Santa Monica carries a quiet connection to the boutique hotel world. Known as Casa Princeton, the property belongs to Matthew and Emma Goodwin, the husband-and-wife duo behind Malibu‘s Surfrider Hotel, who have reimagined the residence with the same chic, understated sensibility that defines their hospitality projects.

The pair first made their mark by transforming a 1953 motor lodge along the Pacific Coast Highway, reopening it as the Surfrider Hotel in 2017. Created as a pared-back, design-forward beach retreat, the project drew renewed attention last year when the luxury fashion brand Chrome Hearts acquired the roughly 20-room oceanfront property for $37.5 million—more than $1.8 million per key.

Casa Princeton, originally designed in 1936 by local architect Cecil Gale, sits on over an acre along a leafy residential street—an unusually expansive parcel for the neighborhood. The main house isn’t particularly big; it spans approximately 2,340 square feet, with three bedrooms and three bathrooms, while a separate guesthouse and detached pool house bring the total to four bedrooms and four bathrooms across the compound.

The renovation remains closely aligned with the home’s original character, preserving its architectural integrity while layering in thoughtful updates. Arched doorways, hand-troweled plaster walls, stained glass, and oak floors have all been retained, joined by subtle details like coved ceilings, an original fireplace, and cast-bronze hardware that reinforce a sense of continuity.

The kitchen has been reworked with premium appliances, along with integrated marble sinks. It opens directly to a fully irrigated garden planted with herbs and produce. Throughout the house, French doors create an easy flow between interior spaces, terraces, and the pool.

The hedged and gated property is designed for privacy, with outdoor spaces designed as much for quiet relaxing as for easy entertaining. Known as La Casa de la Piscina, the structure includes its own kitchen, living area, and bedroom, with a slightly more rustic sensibility that draws on Andalusian influences.

The landscaping follows a Mediterranean palette—olive trees, bougainvillea, and layers of dense greenery, including mature flowering vines—creating a secluded feel from the surrounding neighborhood. The property is listed with Cindy Ambuehl of Christie’s International Real Estate Southern California for $6.6 million.
