This contemporary estate in the tony town of Manalapan, Florida—currently under construction—comes with a staggering price tag and the sort of celebrity neighbors who may make the property worth it.
The $75 million new build is being developed and sold by Pascal Nicolai of Sabal Development, with Togu Design taking the lead on architecture. Dubbed “Villa Tropezina,” the home takes cues from St. Tropez’s tropical lifestyle, which is fitting of the location: The three-story manse faces the Atlantic Ocean on one side and the Intracoastal on the other. As for those high-profile neighbors, Larry Ellison owns a 22-acre spread that sits just south of Villa Tropezina. The Oracle cofounder shelled out a whopping $173 million for the estate, known as “Gemini,” back in 2022.

While not as massive as Gemini, the fresh build still has plenty of space. Spanning more than 1.3 acres and almost 16,000 square feet of living area, the abode includes six bedrooms and 7.3 bathrooms. The upper-level primary suite is a stunner, with double doors opening to the glass-enclosed bedroom, which has a floating studio bed and a chic morning bar for convenient coffee and tea. The ample bathroom sports a double vanity and a free-standing soaking tub, while there are two separate closets for couples or a single fashionista. A covered terrace with views of the Intracoastal rounds out the offerings.

The shared amenities are plentiful, too. Downstairs, the gourmet kitchen is accompanied by a large wine cellar where oenophiles can store their prized bottles. On the other side of the entryway, the east wing is anchored by a screening room with a built-in bar. Back upstairs, there’s a casual den for family hangs, and the property’s lower level is home to a wellness center with a gym and sauna.

Out back, a heated saline infinity-edge pool and spa looks out on the water in the near distance. Loungers sit along the edge of the pool, while slightly farther back is a covered terrace with space for both dining and hanging out with friends. A grilling station makes for easy meals, and you can even cook up s’mores over the fire pit.
Just a few steps away, among the tropical greenery, there’s a raised cabana facing the ocean. A curved roof covers the structure and hangs over yet another terrace. Inside, the small space is decked out with a billiards room and lounge, a snacking kitchen, and a full bathroom. The treehouse-like building is currently separate from the main house, but the developer is seeking approval for a tunnel that would connect the two, offering truly complete privacy.
