Bob Chapek, the Walt Disney Company’s CEO from early 2020 to late 2022, significantly upgraded his residential circumstances in 2021, trading in a $5.3 million Mediterranean-inspired villa and paying $12.5 million for a sprawling modern estate tucked away in the same guard-gated enclave of Westlake Village, on the outskirts of Los Angeles. The latter place has now returned to the market, this time asking a dash under $15 million, with Jordan Cohen of Re/Max One holding the listing.
The ranch-style spread can be found atop a six-acre promontory overlooking the picturesque Santa Monica Mountains in the celeb-studded North Ranch Country Club Estates community, which has been home to actress Heather Locklear and ex-Rams wide receiver Cooper Kupp, among others. Originally built in 2013, the security camera-protected property has nearly 10,000 square feet across a four-bedroom main home and a separate two-bedroom guesthouse accessible via an enclosed breezeway.

Double entry doors open into the primary dwelling, which is punctuated throughout with custom burl and walnut wood finishes, a mix of stone and hardwood floors, high beamed ceilings, and automated pocket doors. Other highlights include a sunken living room, a formal dining room, and a fireside family room that connects to a kitchen outfitted with an eat-in island, a wine wall, and top-tier appliances.
There’s also an onyx-topped wet bar, a wood-paneled study, a movie theater, and a gym, plus a secluded primary suite sporting its own fireplace, patio, and soaking tub-equipped bath.

The posh creature comforts extend to the outdoors, where the resort-like backyard hosts a mosaic-tiled pool and a raised spa, along with a covered terrace ideal for lounging and entertaining with a kitchen, bar, and fireplace. Out front, a spacious paver-clad motor court and an attached five-car garage are reached by a lengthy gated driveway.
The new owner will also pay $983 in monthly HOA fees, which covers security expenses and landscape beautification costs.
