A brand-new home in the mountain resort town of Sun Valley, Idaho, was created as a warm, chic retreat for curling up in the winter months.

The 6,500-square-foot residence sits on 2.7 acres just north of Ketchum, close to some of the Gem State’s best ski areas. Developed by Fox Estates—which also holds the listing—and designed by Studio MTN, the home intentionally strays from typical clichés, forgoing the rustic vibes of classic mountain properties in favor a softer, more restrained style.

Highlighting hand-laid Montana stone and reclaimed white oak, the house was designed to appear monolithic and weighty from the outside. The interior, however, reveals a serene retreat, where curving silhouettes, custom furnishings, and curated vintage pieces—all included in the sale—create an inviting, relaxed atmosphere. Even the new materials used were treated to seem lived-in—brass, for example, was patinaed so it didn’t read as too shiny.

Spread over a single level, the home flows from public entertaining spaces to more casual family gathering areas to the sleeping quarters. The living room is anchored by a soaring stone fireplace, which is mirrored in the stone doorways throughout, while the kitchen, framed by large windows that look out on the snowy landscape, includes a banquette for casual meals. Two wet bars facilitate easy entertaining.

All five bedrooms have a private bath, with the primary suite being a massive affair topped off by a wood-clad cathedral ceiling that soars over a fireplace-warmed seating area and light wood built-ins for displaying family heirlooms and treasured tchotchkes. Bathrooms are largely neutral, with one featuring a striking mirrored chrome soaking tub. Little ones can stay in the bunk room, where four bunk beds are paired with a desk for reading or creative play.

Other highlights of the $17.9 million spread include both a media room and den for hanging out, an office for getting some work done, and two powder rooms. Outside, there’s a covered wellness space, a pool, and a three-car garage.
