Known as Staples Point, the estate centers on a nearly 7,400-square-foot cedar-shingled house designed by local architect Joe Waltman and built by Wright-Ryan in 2016. With seven bedrooms and eight bathrooms, the farmhouse-style design reads more like a relaxed New England summer cottage than a luxury mansion, though it is both.

Intentionally understated interiors lean into a crisp, neutral aesthetic akin to a Nancy Meyers film set, with white-painted walls, wide-plank wood floors, custom built-ins, and detailed millwork throughout. The main-floor living, dining, and kitchen areas flow together in an open layout, lined with multi-paned windows facing the Atlantic. Upstairs, bedroom ceilings follow the steep angles of the roof, which also features a wood-paneled sauna on the third floor with a large window overlooking the ocean.

“I think it would be very difficult to find a better setting along the New England coast,” says listing agent Sam Michaud of Legacy Properties Sotheby’s International Realty. Michaud mentions that the property has already brought in several high-profile viewers, noting how the location compares to ultra-luxury markets further south. “If this was in Nantucket or Martha’s Vineyard, it would be $40 million, no question about it,” he says.

At $16.5 million, Staples Point is the most expensive residential listing currently on the market in Maine. While Michaud declined to name the owner for privacy reasons, property records and reports link the seaside estate with a prominent television broadcast executive and newspaper owner. Should the property sell close to the asking price, it would break the state’s residential sales record, set just last summer at $13.4 million by another Cape Elizabeth property—a historic waterfront home once owned by actress Bette Davis, which Michaud also listed and sold.
The potential record comes as the broader region sees rising demand at the top of the market. Realtor.com recently identified the Portland–South Portland metro area, just seven miles north of Cape Elizabeth, as one of 12 emerging luxury markets in the country where the seven-figure segment is expanding rapidly.
