This $45M Vero Beach Estate Has 223 Feet of Private Atlantic Frontage

Large oceanfront estates are becoming increasingly scarce along Florida‘s east coast, particularly in Vero Beach‘s tightly held Estate Section, where sprawling parcels rarely change hands. Among the neighborhood’s most substantial compounds is a 3.15-acre legacy property that stretches from the scenic highway to the Atlantic Ocean.

Offering a whopping 223 feet of direct, private beachfront, the massive double lot was originally acquired by developer and former banker Trace McCreary for $2.75 million in 2015. Over the subsequent years, McCreary transformed the initially vacant land into an ultra-private, modernist compound spanning nearly 15,000 square feet of living space.

The main residence offers eight ocean-view bedrooms, while a detached guesthouse provides two additional bedrooms, bringing the property’s total to 10 bedrooms, 10 full bathrooms, and five half baths. Floor-to-ceiling impact glass and sleek Alabama limestone define much of the striking architecture, which was designed to maximize coastal vistas and blend indoor and outdoor living seamlessly. Now hitting the market for $45 million with Cindy O’Dare and Richard Boga with the O’Dare Boga team at One Sotheby’s International Realty, the estate’s extensive amenity package leans much closer to an exclusive private club than a standard beach house.

Indoor highlights include a central elevator, a temperature-controlled wine room that can hold over 1,100 bottles, a private screening room, a library, a steam room, a sauna, and a game room with a full bar. Outside, the landscaped grounds feature an infinity-edge saltwater pool overlooking the ocean, expansive entertaining terraces, a summer kitchen, and full-sized Har-Tru tennis and pickleball courts.

The compound is also engineered for self-sufficiency, outfitted with an air-conditioned seven-car garage, a sustainable solar power system with Tesla Powerwall backup batteries, a whole-house water filtration system, and a 150-kilowatt generator.

The property’s completion marks a distinct chapter for McCreary, who has recently been realigning his residential portfolio. Earlier this year, he parted ways with his longtime Manhattan apartment at 1220 Park Avenue. He had owned that 4,000-square-foot, five-bedroom pre-war cooperative in the Rosario Candela-designed Carnegie Hill building for roughly two decades, having originally purchased it for $7.4 million.
