If you’ve been watching Your Friends & Neighbors, you already know the houses are basically the main event. The show may be set in the fictional, ultra-wealthy Westmont Village, but it’s the real-life properties that do a lot of the storytelling. And in season two, one home in particular raises the stakes: Nick Brandes’s new digs.
In reality, the house is a sprawling estate in Old Westbury on Long Island’s Gold Coast, currently listed for $28 million with Sotheby’s International Realty. It’s exactly what you’d expect for Nick—big, flashy, and unmistakably competitive.
The nearly seven-acre estate, known as Spring Ivy, is anchored by a 25,000-square-foot mansion featuring seven bedrooms, eight full bathrooms, and five half-baths. Inside, soaring ceilings, oversized windows, and intricate millwork create a look that’s polished, grand, and just a touch over the top—exactly the kind of aesthetic the show leans into so well.

The real personality of the house, though, shows up in the amenities—and they skew heavily athletic. There’s a full indoor basketball court, a two-lane bowling alley, a golf simulator, and a complete fitness center, along with a spa setup that includes a sauna, steam room, and massage space. A sports bar, arcade, billiards room, and movie theater round out the lower level, giving the home the feel of a private members’ club. Outside, the momentum continues: a tennis pavilion, resort-style pool, outdoor kitchen, and even a private par-3 golf hole keep the competitive spirit alive.

The line-up of athletic features, according to production designer Anu Schwartz, was exactly what was most appealing about the property. Nick Brandes—portrayed by Mark Tallman—is a former pro athlete, and his season two home leans fully into that identity. “Everything about his second home was a step up from his first home,” Schwartz explained to People, noting the team wanted it to feel “bigger and more ostentatious.” The basketball court, in particular, became a defining feature—less a luxury perk, more a direct reflection of who he is.

While most of the homes in the first season are located in New York’s Westchester County, season two expands the map. Nick Brandes’s new place is part of that shift, as is the introduction of a new character, Owen Ashe, played by James Marsden. With filming spread across Long Island and the Hamptons, his arrival brings a fresh geographic dimension to the show.
One more twist. If Nick’s Old Westbury estate looks familiar, you’re not imagining it. The property also made an appearance in season five of Netflix’s You, proving it has a bit of a side career as a scene-stealing backdrop. It last traded in 2023 for $38.8 million, after initially asking $50 million.
