The Long Island native, who maintains a sprawling Gatsby-worthy estate in the patrician enclave of Old Westbury, has bought and sold several homes across South Florida—most notably an oceanfront estate in Delray Beach, which he sold in 2023 for roughly $12.7 million, a significant loss on the $14 million he paid just two years earlier.

James has spent more than three decades building a career across stand-up, television, and film, anchoring a string of box office comedies, including Paul Blart: Mall Cop, Hitch, and Grown Ups. His newest film, Solo Mio, released earlier this year, follows a character navigating an unexpected reset. Offscreen, his new Boca Raton address suggests James has found his own version of that next chapter, one defined by sunshine, space, and a decidedly luxurious backdrop.
