If Doug Heffernan, the blue-collar character Kevin James portrayed on the couch sitcom King of Queens, ever imagined a multimillion-dollar upgrade to his modest postwar red-brick bungalow, it might look a lot like the gleaming contemporary mansion the affable actor just scooped up in Boca Raton’s Royal Palm Yacht and Country Club.

Set along a manicured golf course, the brand-new residence designed by Arianna Tascione has six bedrooms and eight and a half baths dispersed across more than 8,600 square feet of living space that strikes a balance between crisp modern design and easy livability. Walls of glass pull in the Florida light, while a series of terraces and five balconies extend the footprint outward.

The purchase marks a return to familiar territory for James. The Long Island native, who maintains a sprawling Gatsby-worthy estate in the patrician enclave of Old Westbury, has bought and sold several homes across South Florida—most notably an oceanfront estate in Delray Beach, which he sold in 2023 for roughly $12.7 million, a significant loss on the $14 million he paid just two years earlier.

James has spent more than three decades building a career across stand-up, television, and film, anchoring a string of box office comedies, including Paul Blart: Mall CopHitch, and Grown Ups. His newest film, Solo Mio, released earlier this year, follows a character navigating an unexpected reset. Offscreen, his new Boca Raton address suggests James has found his own version of that next chapter, one defined by sunshine, space, and a decidedly luxurious backdrop.
