This plush Turks and Caicos estate hasn’t just hosted a slew of reality TV celebs—it’s become something of a star in its own right.
Known as Triton Luxury Villa, the seven-acre spread is currently owned by the French tech entrepreneur Fabrice Grinda, who invested more than $30 million to turn it into a mansion worthy of hosting professional athletes, A-list entertainers, tech founders, and billionaires of all stripes. Along with its TV credits, which include Season 6 of Too Hot to Handle and the inaugural season of The Real Housewives Ultimate Girls Trip in 2021, the beachfront getaway has also been the site of crypto summits and retreats for venture-capital firms.

The telegenic property, once listed with Ian Hurdle of the Agency at $50 million, is now heading to auction, with Trayor Lesnock of Platinum Luxury Auctions leading the no-reserve sale, which will take place on April 17.
Originally built in 2017, the multi-structure residence sits behind a secured entrance along 155 feet of sandy Caribbean frontage. The main house spans eight bedrooms and bathrooms across a whopping 12,800 square feet of modern living space. In 2021, Grinda enlisted Miami’s Togu Design to add four garden bungalows that each spill onto a deck that floats above a shallow pool of water. Staff quarters include another three bedrooms and bathrooms.

Relaxation and soaking up rays are the name of the game here: there are two heated pools, including an ocean-facing infinity-edge pool with a glass wall, allowing you to peek into the water like an aquarium. You can pick between a hot tub and a cold plunge or split your time going back and forth between the two. And in a nod to the estate’s television appearances, there’s a sunken outdoor movie theater where you can queue up some binge-watches.
Triton is also well equipped for those looking to break a sweat. The gym’s beachfront view gives you a welcome distraction during super-tough reps, and you can try your hand on the pickleball court. The compound also has the only red-clay tennis court and only two padel courts in all of Turks and Caicos. The entire property is transitioning to fully off-grid infrastructure.
