Oceanfront homes in Del Mar, about 20 miles north of San Diego, rarely trade publicly, and even fewer come with private beach access. A newly renovated compound on coveted Sandy Lane—a gated strip of just 12 houses set directly on the sand—has now surfaced on the market asking a whopping $49.9 million.
The property, listed with Jason Saks and Josh Altman of Douglas Elliman’s Altman Brothers Team, occupies roughly a third of an acre with 50 feet of unobstructed Pacific frontage. Behind the enclave’s discreet gates, private steps lead from the house straight down to the beach, a feature that feels increasingly like a relic of an earlier era of California coastal development.

The home dates to 1956, but little of the original structure remains visible after a recent top-to-bottom renovation. The light-filled dwelling now spans 3,888 square feet across two levels, with the update preserving the home’s low-slung profile while reworking the interiors into a clean-lined contemporary retreat calibrated to soak in the ocean view.
Casual comfort takes priority over formality. Wood finishes and a neutral palette of creams and beiges make the horizon a primary design element, and walls of glass slide open to a wide beachfront deck, turning the main floor into a continuous indoor-outdoor space.

The main house has four bedrooms, with two more in an ADU.

A bar and wine cellar anchor the social core of the home near the open-plan chef’s kitchen, while an oversized concrete fireplace grounds the family room. Upstairs, the primary suite opens onto a private deck positioned directly above the sand. Its bathroom includes a built-in sauna—a reflection of the trend toward integrated wellness features.
Outside, the home leans fully into its setting. An oceanfront deck stretches the width of the property and includes an outdoor kitchen, fire pit, heaters, and retractable shades. Public records show the property is owned by Premier Realty Holdings LP, a Santa Ana–based real estate investment firm.

The compound layout is unusual for Del Mar, where parcels tend to run compact. In addition to the main house’s four bedrooms and five baths, the property includes a detached gym and a two-bedroom accessory dwelling unit (ADU) that could serve as guest quarters or long-term accommodations for family or staff. A two-car garage and additional parking provide a practical counterpoint to the perpetual curb-space competition typical of SoCal beach neighborhoods.
Del Mar has long operated as one of San Diego County’s quieter luxury enclaves. Oceanfront inventory remains exceptionally limited, and when properties do emerge, they often trade within small networks of longtime owners. In 2020, Bill Gates and his then-wife, Melinda, paid $43 million for a nearby beachfront home—one of the area’s most notable recent transactions—which was later transferred to a trust following their divorce but remains within Gates’s broader real estate portfolio.
