A Trophy Penthouse Hits the Market at Brisbane’s Luminare Residences


Brisbane’s luxury property market has spent the past few years edging into serious-money territory, and a newly listed penthouse is testing just how far the city’s apartment prices can stretch.

Detached homes are pushing into the upper echelons—the East Coast city’s house-price record recently hit $25 million—but the condo market is only beginning to catch up with the Grand Penthouse 2501 at the Luminare, a wellness-focused residential tower on the Newstead peninsula. Ari Shahbazifar of Cavale holds the roughly $20 million listing. If the light-filled aerie sells anywhere near that number, the four-bed residence will mark a new record for an apartment in Queensland’s capital, surpassing the current $17.5 million benchmark achieved by a penthouse in the New Farm suburb owned by coal baron Matt Latimore. 

Positioned near the top of the roughly 275-foot tower, the 5,780-square-foot residence spans half a floor and features nearly 92 linear feet of glass, framing 270-degree views of the Brisbane River, the downtown skyline, and the surrounding mountain ranges.

An entrance gallery leads into an open living and dining area centered on a travertine gas fireplace, while floor-to-ceiling windows bring in natural light and connect the interiors to the outdoor spaces. The adjoining terrace, measuring about 645 square feet, serves as an extension of the main living area, with a summer kitchen, built-in grill, and a hot-and-cold plunge pool. Climate controls and privacy screens allow the alfresco space to be used throughout the year. 

The kitchen is anchored by a 16-foot waterfall island made from Blanc Crystal Stone and outfitted with Sub-Zero refrigeration, dual ILVE cooktop-ovens, and a full suite of Miele appliances. A separate prep kitchen supports larger gatherings, while a nearby lounge with nearly 20-foot ceilings adds additional space for relaxing and entertaining. Elsewhere, the primary suite occupies a private wing and includes a roughly 485-square-foot dressing room along with a spa-style bathroom featuring heated floors, a double shower, and a dedicated refrigerator designed for skincare storage.

Developed by Damien Cavallucci’s Cavcorp, the Luminare is centered around TotalFusion, Australia’s largest premium wellness club, offering residents access to magnesium spas, Finnish saunas, flotation tanks, a hypoxic altitude chamber, and hyperbaric oxygen therapy.

The penthouse comes to market amid a notable reshuffling of Australia’s prestige property landscape. Recent local reports show sentiment in Brisbane’s luxury sector outpacing Sydney and Melbourne, where transaction volumes have softened under economic pressures. Strong buyer demand for modern, architecturally driven homes—and a steady influx of interstate wealth—has positioned Brisbane as one of the country’s fastest-rising prime residential markets.
