This $34 Million Ocean-View Hawaii Estate Is a Living Jewel Box


Retired interior designer Catherine Condrad is saying aloha to a Honolulu estate she spent a decade and millions of dollars transforming into what she describes as a “living jewel box.” Perched on almost an acre just below Diamond Head, on the southern coast of Oahu, Sanctuary by the Sea is now on the market with Anne Hogan Perry of Compass.

The asking price is an impressive $34 million, which is around $22 million more than the founder of Integrative Design doled out for the ocean-view digs in two separate transactions back in the early 2000s. Since then, she’s extensively renovated the original home built in the 1940s for Alice Spalding Bowen, a preservationist most known for submitting an application to the National Park Service that led to Diamond Head’s designation as a National Natural Landmark in 1968.

The longtime garden enthusiast also added an adjacent parcel to further cultivate the picturesque grounds. Recognized by the Smithsonian’s Archive of American Gardens in 2020, their exquisite offerings now include cypress, monkeypod, and flowering tacoma trees, a handmade lava rock wall crafted by a local Tongan family, brick pathways culled from Honolulu’s historic Matson Building, a tiered Carrara marble fountain hand-carved in Italy, and a vintage gazebo from San Francisco.

Altogether, the property offers a main home and a guest cottage with a total of four bedrooms and nine baths in roughly 5,200 square feet, plus a small hillside yoga studio. Among the alluring design details are more than 100 handcrafted walnut French doors, paneled and coffered wood ceilings, beveled-glass windows, hand-painted walls, ornate millwork and moldings, and English hardware.

Within the two-story home are formal living and dining rooms, a wood-clad study, and a cozy family room that connects to an all-white kitchen outfitted with glass-front cabinetry, an eat-in island, a Lacanche range, a butler’s pantry, and a breakfast banquette. An upstairs primary bedroom with Juliette balconies has a dressing area, built-in wardrobes, and a marble bath sporting dual vanities, a soaking tub, and a glass-encased shower. A covered black-and-white-tiled terrace overlooks a waterfall-fed pool and spa flanked by matching pavilions.

Conrad is less than enthusiastic when it comes to letting go of her beloved estate. “I’m at the stage where I have to sell it because of my age,” she told The Wall Street Journal. “It’s too big of a place for me. I don’t want to sell it—I don’t. But I have to.” She owns a horse ranch on the other side of Oahu, though, and plans to live there while she looks for a smaller home in Honolulu.
