Oceanfront Malibu Beach House by Pierre Koenig Lists for $15 Million


Designed by celebrated modernist master Pierre Koenig, this eye-catching residence in Malibu‘s Broad Beach neighborhood is recognized as the trailblazing architect’s final project before his death from leukemia in 2004 at age 78. Commissioned in 2000 by director/producer and prolific architectural preservationist Michael LaFetra, the midcentury gem was completed posthumously in 2012 by architect James Tyler, closely in keeping with Koenig’s original blueprints and plans.

Now on the market for just under $15 million with Cody Garcia and Sandro Dazzan of The Agency Malibu, the property is widely regarded as one of Koenig’s most significant works, topping off a career that included two landmarked Case Study Houses in Hollywood Hills: the iconic Stahl House (CSH No. 22), which is currently up for sale at $25 million, and the Bailey House (CSH No. 21), which was also once owned by LaFetra.

Set at the end of the private Point Lechuza Drive cul-de-sac on a bluff-top parcel laced with cypress and palm trees, the boxy steel-and-glass grid structure spans three open, light-filled levels. The roughly 3,600-square-foot residence includes four bedrooms and five bathrooms and features a minimalist palette distinguished by polished concrete floors, custom LED lighting, and corrugated steel and wood-beamed ceilings. There are also solar power and automated Control4 systems, plus a gated car lift that travels to a subterranean garage.

A walkway at the front leads to glass entry doors that open into the home’s main living space. Here, a family room, dining area, and sleek kitchen with updated high-end appliances are surrounded by floor-to-ceiling walls of glass offering sweeping views of the ocean and coastline, stretching down Broad Beach to Zuma Beach and Point Dume beyond.

A curving staircase heads to an upper level holding a trio of bedrooms, including a primary suite with a fireplace and a floating walkway leading to a private balcony hovering over the ocean. The water- and fire-resistant concrete and steel lower level, meanwhile, has an additional bedroom and a media room, as well as access to an oversized spa and a retractable drawbridge providing access to a secluded cove down below.

Currently owned by real estate developer Jeffrey Fish, who purchased the beachside house in 2018 for $8.75 million, it has been on and off the market since 2022, initially for nearly $25 million.
