It’s come to market with an $85 million asking price, putting it squarely in record-setting territory, positioning it as a potential contender for the most expensive home ever sold below 14th Street.
The penthouse unfolds across roughly 7,700 square feet over three levels, paired with more than 2,800 square feet of private outdoor space spread across three terraces. There’s even a rooftop retreat with protected views over the heart of the Village. With six bedrooms and 10 bathrooms, the layout reads less like a typical downtown penthouse and more like a suburban mansion stacked vertically.

Twelve-foot ceilings crown glass-wrapped living and dining areas that spill directly onto oversized terraces, framing views of the Hudson River and the Midtown skyline. A central gallery staircase connects public and private spaces, while the upper levels are anchored by an expansive primary suite with dual bathrooms and generous dressing rooms. At the top, the rooftop terrace adds another layer of everyday luxury, with room for dining, lounging, and an outdoor kitchen.
“At the top of the market, the West Village is the most in-demand neighborhood in Manhattan,” said Compass broker Jim St. André, who is listing the home alongside Stephen Ferrara. “When something truly special comes along, there is a major response, and we’ve seen that already at 125 Perry Street. The space, privacy, and indoor-outdoor connections of this penthouse, while retaining the character that draws people to the West Village in the first place, make it the most significant residence available Downtown.”

The penthouse sits atop a former parking garage that’s been reimagined as a boutique condominium through a thoughtful adaptive-reuse process. Developed by Alf Naman Development with Ascendant Capital Partners and designed by the architecture firm Leroy Street Studio, the building keeps its industrial roots intact while layering in clean, contemporary architecture. When complete, it will offer just seven residences, along with a full-time doorman, a private driveway with parking, a weight room, and an indoor sports court.
Construction is slated for completion in early 2027, but interest has been strong from the start. A majority of the residences entered contract before construction began, including the slightly smaller Penthouse West, which went into contract earlier this year with an asking price of $57.5 million.
