A Top Real Estate Agent Lists His Nashville Penthouse for $34 Million


When Malibu real estate broker Chris Cortazzo set out to complete this penthouse atop the Four Seasons Hotel and Private Residences in downtown Nashville‘s bustling SoBro (South of Broadway) neighborhood in early 2023, he tapped celebrated Los Angeles-based designer/architect Martyn Lawrence Bullard and Chicago’s 210 Design House for help. The dream team then converted the raw shell into an ultra-luxe aerie with a “James Bond meets Lenny Kravitz” aesthetic, per The Wall Street Journal.

Two years later, Cortazzo is now ready to hand over the keys to the snazzy spread for $33.5 million, which is almost three times more than the $12 million he originally paid. It is the most expensive home currently for sale in the area. It is simultaneously available for rent at $200,000 per month, with a minimum of six months, which also makes it one of the priciest leases.

If the place goes for anywhere near the current asking price, it will easily rank as Davidson County’s most expensive home ever sold, surpassing the $32 million transfer in 2024 of a 50-acre estate in Belle Meade owned by billionaire HCA Healthcare cofounder Tommy Frist Jr., which was initially listed for $50 million. Jamie Parsons and Erin Krueger of Compass hold the listing.

Spread across half of the 40th floor of the towering structure—Raising Cane’s CEO and founder, Todd Graves, owns the other half—the unit offers three bedrooms, three full baths, and a powder room. Almost 5,000 square feet of opulent and eclectic living space showcases blonde hardwood floors, solid doors finished in black lacquer, and around $1 million worth of smart-home technology. Floor-to-ceiling walls of glass and a 600-square-foot terrace provide sweeping views of the city skyline, the new Nissan Stadium, and the Cumberland River.

In addition to a sprawling living/screening room anchored by a sculptural gas fireplace custom built in France by Bloch Designs, other highlights include a dining area that connects to a gallery-like kitchen sporting a 16-foot island crafted with Calacatta marble sourced from a quarry in Italy, plus a secondary prep kitchen. A posh primary suite overlooking the city’s twin-spire “Batman building” holds dual closets and a marble bath featuring an Antonio Lupi soaking tub.

As for the HOA dues, the new owner will pay a hefty $8,000 per month for the privilege of living in the building, where its many premium benefits include a 24-hour concierge, fitness and wellness facilities, private terrace and lounge areas, and pet-friendly services, including a dog spa. Also coming soon is the Tuscan-inspired steakhouse Bacco, which is set to open this spring.

Cortazzo, who lives full-time in Malibu, began visiting Nashville around five years ago. According to WSJ, he also maintains a roughly 150-acre farm on the outskirts of the city, and has only spent a few weekends at the penthouse since it was finished earlier this year.
