Behind a nondescript set of gates in Clerkenwell, the studio and home of Patrik Fredrikson and Ian Stallard has always operated a bit like a word-of-mouth secret among the creative set. You don’t stumble upon it—you’re led in, usually slightly unsure of what’s coming next, which is precisely the point.

The duo, working together as Fredrikson Stallard, are among the U.K.’s most influential designers, known for making furniture that behaves more like sculpture and frequently finds its way into museum collections. Over the past 14 years, they’ve transformed a Victorian-era carriage-wheel workshop into a space that defies easy categorization: part studio, part gallery, part home, part salon, and very intentionally all of those things at once.

The property’s theatricality begins with the approach: a long, covered passage—once a Georgian street—that draws you inward before the building opens into a soaring double-height space, feeling more like an exhibition space than a residence. Raw brick, steel, and concrete set the tone, while a sequence of rooms unfolds with a carefully unscripted rhythm, loose but intentional. It’s here where works destined for institutions like the Victoria and Albert Museum and the Museum of Modern Art were first conceived.

“It was within these walls that our seminal work, ‘Species,’ was born—a study in evolution that challenged every notion of comfort and furniture,” say Fredrikson and Stallard in a statement.

A ceramics studio is tucked into the mix, alongside flexible spaces that can shift seamlessly between workspace, gallery, office, or entertaining areas. A secondary entrance adds a layer of independence, giving the property a subtly campus-like feel. “From the outside it feels discreet and almost hidden, but once inside it opens up into something incredibly expansive and immersive,” says Becky Fatemi, executive partner at United Kingdom Sotheby’s International Realty, which is handling the sale. “It is as much a creative environment as it is a place to work and spend time.”

Then there’s the garden—arguably the complex’s most surprising moment. Planted with 200 silver birch trees, it reads less as a conventional backyard and more as a land-art installation, offering a rare sense of calm and immersion in the middle of the city. Unsurprisingly, it was shortlisted for BBC Gardeners’ World Garden of the Year.

Upstairs, the pace slows and things quiet down. Oak parquet floors, dusky marble, and custom millwork replace the industrial edge below with something more restrained—still minimal, but warmer and unmistakably domestic. The shift is subtle but deliberate

According to Darcy Hunt, sales director at the same brokerage, the effect on first-time visitors is immediate. “There is a genuine moment of pause,” she says. “It’s rare, even at the very top end of the market, to see a space create that kind of emotional response so instantly.”

Part of that impact comes from the fact that this isn’t a developer’s version of a creative live-work space—it’s the real thing, refined over time by those who actually used it. “Every smallest detail of the building has been deeply considered—exquisite materials, timeless and elegant contrasts of noble materials together with metals and stones, often patinated and burnished by our own hands,” say Fredrikson and Stallard.
