A 40-Acre Farm Lists in Boulder, Colorado, for $19.5 Million


If you’ve ever wanted to live out your Western cowboy dreams, this property in Colorado could help you get there.

Named after the Navajo word for “ray of light,” Shanidiin Farm covers 40 acres in the high-altitude and increasingly high-end city of Boulder. Designed by the firm Gettliffe Architecture and built by Harrington Stanko, the sprawling compound centers around a four-bedroom main house with light, airy interiors that explain the farm’s name. The $19.5 million property is being offered off-market, although it was most recently listed with Marybeth Emerson at the Agency Boulder.

At the heart of the main residence is an open-plan great room, with walls of windows that wrap around a contemporary living room and dining room. Light-wood beams line the ceiling, mirroring the cabinetry in the kitchen. Upstairs, there’s an office with plenty of workspace, while the lower level is home to a casual family room.

Downstairs, you’ll also find a couple of guest bedrooms, both with ensuite bathrooms. The primary suite, meanwhile, is an expansive oasis with large windows that overlook the land. A sliding barn door separates the bedroom from the bathroom, where a soaking tub is tucked away in the corner. Elsewhere, there’s a game room with garage doors that open to landscaped gardens. You can also enjoy the outdoors from the patio or the “cowboy cauldron,” the latter of which is perfect for campfires.

Here, the large main room can be used as a conference space, and there’s also a gym and spa with both a sauna and a steam shower. Car collectors will appreciate the six-car garage, which is equipped with ATV compatibility for off-roading. And the farm’s rare water rights mean you get 96 shares of the North Boulder Farmers Ditch and cisterns that can provide up to 35,000 gallons of water storage.

In recent years, Boulder has become a hub for high-end real estate, whether that’s spacious farms and ranches or contemporary mansions. Back in 2023, the city began to see an uptick in luxury home sales, with the average price soaring to more than $8 million. New homes have added even more fuel to the fire, listing for into the eight figures. In just one example, a new build with both indoor and outdoor pools hit the market last year for a stunning $29.8 million.
