The sound of water tumbling over an 18th-century mill wheel only adds to the bucolic allure of a 2,000-plus-acre horse farm in New York‘s scenic Hudson Valley that just hit the market for an eye-popping $90 million.

Known as Mill Farm, the immensse estate sits in the tiny hamlet of Ancramdale, about 100 miles north of Manhattan. Its owner, former Bear Stearns financier Daniel Slott, began assembling the sprawling compound in 1982, initially acquiring a 160-acre idyllic weekend retreat with a residence fashioned from a Revolutionary War–era grist mill, the Wall Street Journal reported. Over the next four decades, he quietly added neighboring parcels until the property spanned 2,150 contiguous acres—one of the largest privately held farms within two hours of New York City.

Listed by James Augustine and Byron Anderson of Compass, this is the first time Mill Farm has ever been publicly offered. If it fetches its asking price, it would more than quadruple the local record as the highest sale to date in either Columbia or Dutchess County; the current record is $18.5 million.

At the center of the property is the Mill House, a roughly 5,600-square-foot residence converted from the circa 1775 grist mill built by the prominent Livingston family that settled in the Hudson Valley in the 17th century. Two hundred years later, Slott preserved the historic facade while enclosing the rear of the home in glass to overlook the waterfall that once powered the mill. A more modern functioning turbine still produces a small amount of electricity.

Altogether, Mill Farm comprises 10 homes, among them the three-bedroom Crest Lane residence and a restored mill keeper’s cottage-turned-movie theater. A network of gravel roads connects the main structures, winding past 15 barns, some dating to the 18th century, as well as hay fields, stables, and rolling pastures.

Beyond its scope, historic value, and private acreage, what sets Mill Farm apart is its setting, bordered by more than 10,000 acres of protected conservation land with three miles of the Punch Brook, a New York State–designated trout stream, running through the property. There are also 18 miles of drivable trails that link the various residences and agricultural structures, along with several documented wildlife habitats managed in partnership with Panthera.org.

Slott, who once raised Icelandic horses on the property, moved to Mill Farm full-time in the early 2000s, according to the WSJ, and largely maintained its mix of farmland, forest, and historic structures, he says, to preserve it from development. Now, after more than 40 years under his careful stewardship, Mill Farm seeks a new proprietor to shepherd the legacy property through the 21st century.
